You’re coming to the party with us, aren’t you?
If the statement is positive, use a negative question tag. You like pizza, don’t you?
If the statement is negative, use a positive question tag. You don’t like broccoli, do you?
If there is an auxiliary verb in the sentence, we use it to create the question tag. You have traveled to Tokyo, haven’t you?
Sometimes there isn’t an auxiliary verb. You like broccoli, don’t you? She studies English, doesn’t she? You went to the party, didn’t you?

in the last exercise "close the door, would you", we can also use "could you" or we have to always use "would you"?
You can use both. The difference is:
Con tu permiso, paso al ++español++: Con 'Could' podríamos decir: ¿puedes o no puedes cerrar la puerta? Pero con 'would', la traducción literaria sería: ¿podrías cerrar la puerta? Estás pidiendo el favor de cerrar la puerta.
Siempre recomiendo buscar el meaning de las palabras. No traduzcas. Es mejor que explores el significado del inglés de las palabras. Googleando 'could meaning' 'would meaning' 'exercise meaning'

In the exercise "Your parents have retired, haven't they?" Could we use them instead of they? Something like "Your parents have retired, haven't them?"

In this specific case, that is not possible.
Them is used as an object pronoun; i.e. I made a cake for them or I made them a cake.

We learned how to use tag questions. When you want to add a question to the end of a sentence, you need to use a tag question and the formula is flexible and depends on the sentence. Structure:
Sentence + , auxiliar verb or to be opposite to the sentence + subject.
Examples:
There are some exceptions. If you use "I'm", the question is "aren't I?" and if you have a request, you put "would you?" at the end.
